Meeting Dates

Being that time of the year when people are undertaking home projects, Moreland Hills Building Department would like to remind residents of the Village procedures for construction.



If your subdivision has a homeowners association, you need to check the by-laws to determine if your project is allowable. The homeowners association will issue you a letter if approved.

Subdivision lot splits and/or consolidation requests must go before the Planning Commission and then to Village Council for approval. Proposals need to be submitted to the Building Department 21 days prior to a scheduled meeting, by 3:30 pm, in order to be considered.  No late or incomplete applications will be accepted.



Requests for variances will be heard at the Board of Zoning Appeals meetings (dates listed here) immediately following the Planning Commission Meeting. Applications (located here) need to be submitted to the Building Department 21 days prior to a scheduled meeting, by 3:30 pm, in order to be considered.  No late or incomplete applications will be accepted.



  • If you are proposing a new home, addition, alteration, accessory building shed, detached garage, etc. you will need to submit drawings per the Village's guidelines for architectural and Planning Commission review and approval.
  • Swimming pools (in-ground allowed only), tennis courts, hot tubs, fences, decks, gazebos, patios and retaining walls all require a permit.
